I’ll start on the positive. The reception, room boys & security staff were very friendly & helpful, but saying that we never really had any major problems.

The room was cleaned every day, & when our fridge started leaking the room boy had it changed by the time we got back from the beach. The sheets were changed every other day but were quite stained & never fitted the mattress! Towels were changed every other day but bit like cardboard but clean.

Right the negatives. We did know by reviews that the hotel would be a little out of the way, but it was the only place we could get a cheap single supplement. We didn’t expect it to be so out of the way.

Booked a last minute holiday package to Goa & here’s what we thought.

We were allocated a room overlooking the toilet roll factory. I think this is standard practice as all the rooms at the front are always occupied. You will be moved as soon as a room becomes available so do ask. The usual rock hard beds require painkillers to ease backaches.

Breakfast is toast with rancid butter, but the staff are very helpful & friendly.

The biggest problem is the barking dog in the villa next door. When the owner leaves it out you will get no sleep. I went down one night to confront the owner but was stopped by the security guard & night receptionist who informed me he would set the dog on me!

Having stayed at this hotel before we knew what to expect, it is in nice settings & is very clean with clean linens every day. The staff are lovely very polite & helpful.

The pool is not the largest I have seen but considering the beach is only 5-7 min away it is quite adequate with plenty of sunbeds with clean towels supplied.

The breakfasts were very good with plenty of selection of both European & Indian food. We did not try any other food from the hotel & have no idea how extensive the menu is as there were never any available to check.

We stayed for 3 weeks in what we were lead to believe was a self catering apartment, but far from it as we only had a fridge, a kettle & a sink!

The rooms were cleaned every other day but not to a very good standard. The food available in the restaurant was nothing special. The location is great though as it’s right on the beach.

The staff appear friendly at the start of the holiday but once they have your money this soon changes.
5 star prices but not 5 star by any means! You can stay in far better accommodations for half the price!

We have stayed at this hotel on the last 8 visits but will not stay here again. We found standards had really dropped, unfortunately. There was no one on reception who spoke English; JoJo was very rarely around for some reason, and we couldn’t find out why but on speaking to him found he had been doing some taxiing.

Most people had to change rooms as the rooms were very musty & damp with one person having water running down their wall. One of our party had no hot water for 3 days & had to change rooms, then the room she had to spend the rest of 3 weeks in had a very musty smell that never disappeared.

Rooms come in two categories, super deluxe & deluxe. I negotiated a price of 2000 rupees per night for the super deluxe room, the room is immaculately kept by the boys (cleaning staff). The deluxe rooms are very similar, only difference I found was the super deluxe were quite a bit bigger & with a jacuzzi bath in!
